It all started with two people and a coffee maker. The year was 1998. A couple of years later, Balder was formed, which went from being a local player to one of the largest players on the Nordic market.
Since the journey started in 2005, it has been a rapid development. We have gone from being a small player to a group with over 800 colleagues who strive to create safe areas where people and as well as businesses can flourish. Our offer is everything from rental and condominiums to commercial premises and hotels.
Balder builds, develops and manages properties and areas under its own auspices. We create places where you can become the hero in your own story. Because we are not like other real estate companies. We are Balder. Where some see square meters, we see opportunities.
Commercial premises with the right location
With approximately 2,400 commercial customers and an occupancy rate of approximately 94%, we offer commercial premises with the right location from Sundsvall to Malmö. In Gothenburg, Stockholm and Malmö, we are one of the largest players and developers in commercial leasing.
New construction of homes and commercial premises
We have been producing attractive homes and premises in several growing cities for a couple of years. And more are on the way! In the beginning of 2021, 2,900 homes were under construction in Sweden, Denmark, Finland, and Norway, as well as areas of approximately 44,000 sq.m. for commercial premises.
Balder has a strong project portfolio to produce new homes in cities with good growth. We develop smaller projects with individual properties as well as larger areas and districts. By offering both rental apartments and condominiums, we increase the range of mixed forms of housing and contribute to sustainable and responsible urban development.
At the end of 2020, Balder became a partner in the Karlatornet project by acquiring 50% of the shares in Karlatornet AB. With its 245 meters and 73 floors, it will be the tallest building in the Nordic region, where homes, hotels and commercial premises will gather.
At Hisingen, we create Deltahuset, Balder's first newly produced office building. Deltahuset is our first development in “Framtidens Backaplan”, a project that connects the enormous urban development that takes place on both sides of the river.
That said, more are on the way! Upcoming projects with an estimated start of construction in 2022 and onwards are estimated to have a total gross area of 1,451,957 sq.m.
We manage existing rental properties and build newly produced homes for rent, which makes us one of the larger landlords in the Nordic region.
Tenancy as a form of housing is a fundamental piece of the puzzle in our offer, for us it is therefore important to both preserve and develop tenancy apartments to meet the needs of our tenants.
One of Sweden's largest hotel property owners
Did you know that Balder is one of Sweden's largest hotel property owners? In addition to hotels in central Stockholm, Gothenburg, and Malmö, we own hotel properties in central Copenhagen, Berlin, Leipzig, Erfurt, Gelsenkirchen and Helsinki. In total, Balder owns about 50 hotel properties.
Balder, in collaboration with Nordic Choice Hotels and Folkets Hus Göteborg, is building Clarion Hotel® Draken on Järntorget as part of the urban development project for Masthuggskajen.
