MOVING OUT

If your housing needs change or you decide to move, remember to submit your written notice of termination as early as possible. Please note that the notice period is three full calendar months, so be proactive to avoid paying double rent. To assist you through the process of termination and moving out, we have created an overview with important information to consider.

Give notice to vacate your apartment via My Balder

The quickest and most convenient way to give notice is via our Mitt Balder customer portal. You need a BankID to log in.

If you want to terminate part of an apartment, or a garage, parking space or storage room, use the form above and send it by post or e-mail.

What happens when you have gived notice?

Once we have received your giving of notice and registered it in our system, your property manager will get back to you with a written acknowledgement. The acknowledgement will contain the date and time of the preliminary inspection and final inspection.

When you give notice to vacate the apartment, notice is also gived automatically on any parking space, garage and storage room.

How long is the period of notice?

Please note that the period of notice is three full calendar months, so give yourself plenty of time to avoid duplicate rental payments. If your period of notice is to run from the first day of the month, your giving of notice must have been registered by us no later than the last day of the previous month. It is not possible to shorten the period of notice. 

  • Example 1: Your giving of notice is received and registered on 31 January. The period of notice runs through February, March and April. You must move out on 30 April at the latest.
  • Example 2: Your giving of notice is received and registered on 2 February. The period of notice runs through March, April and May. You must move out on 31 May at the latest.

Give notice to vacate your apartment by post

If you are unable to use our digital customer portal Mitt Balder, you can fill in our giving of notice form and send it by post.

Instructions:

  1. Print and fill out the correct form. Please note that all persons stated on the rental contract must sign the serving of notice for it to be valid.
  2. Post it to Fastighets AB Balder, Box 53 121, 400 15 Göteborg.
  3. To make sure that your serving of notice is received by us, you should send it by registered post (“REK”). It is particularly important that you send the serving of notice by registered post if you are serving notice close to the end of a month. You can then rest assured that the notice will be received by us before the new month begins.

If you are unable to use our digital customer portal Mitt Balder, you can fill in our giving of notice form and send it by email to kundservice@balder.se.

Please note that the form must be printed on paper and then signed by all people stated in the rental contract. You can then scan the document using a regular scanner, a scanning app on your mobile or take a clear, sharp photo.

Instructions:

  3. Scan the form (you can use a regular scanner, a mobile scanning app or take a sharp, clear photo).

DURING THE PERIOD OF NOTICE

Take part in the preliminary inspection of the apartment

Shortly after you have gived notice, we will conduct a preliminary inspection. This involves us going through the apartment together with you and discussing any damage or abnormal wear that you might have caused during the time you have been renting the apartment. As tenant, you are responsible for ensuring that any necessary measures are addressed before you move out.

If for some reason you are unable to attend, you may, in exceptional cases, authorize another person to represent you at the inspection. However, this requires special reasons that you need to write a power of attorney and notify us at Balder in advance.

There may be a re-inspection around one month before you move out, to make sure that any damage has been rectified.

Rectifying any damage discovered

If the preliminary inspection reveals any damage, abnormal wear or other issues in the apartment that need to be rectified, you are responsible for ensuring that this is done during the period of notice. This includes both physical wear and strong odours or damage from food odour, smoking, pets or similar.

We recommend that you engage a tradesperson if you have to rectify damage, but if you choose to perform the repairs yourself, you must perform the work to a professional standard. If you are unsure, contact Customer Service or your local management office.

Before moving out, you need to remove all nails, screws and plugs, and refill any holes in walls and ceilings (in connection with lamps, pictures, shelves, etc.). Please note that this too must be performed to a professional standard.

If the repairs in the apartment are not performed to a professional standard, you may have to pay for measures needed to repair the damage.

Be prepared to let people view the apartment

During the period of notice, you may be asked to show the apartment to the person/people who has/have been invited to move in after you have moved out. We at Balder, or the person who is interested in your apartment, will contact you to agree a time for a viewing.

Terminate or transfer subscriptions/agreements for electricity, telephony and broadband

In your apartment, you are responsible as tenant for agreements for electricity, telephony and broadband. You must end these agreements in good time before you move out.

Register move and change of address

When you move out, you must register your change of address with the Swedish Tax Agency to ensure that your address is correct in the national population register. Submit your registration in advance or no later than one week after your move. The Swedish Tax Agency will notify all government agencies of your new address, and also many companies.

If you would like your post to be forwarded to you, you can order this service from Svensk Adressändring. Bear in mind that there can be a large number of companies and organisations that need to be informed of your change of address. These can include newspapers you subscribe to, car servicing companies, retail chains of which you are a member, associations, etc.

Final cleaning of the apartment

Before you move out, we conduct another inspection. This is known as the moving-out inspection or final inspection. 

To ensure that the final inspection goes as smoothly as possible, we recommend that you follow this checklist:

  • Make sure that the whole apartment, plus store, balcony, patio and other spaces that belong to the apartment, have been completely emptied and cleaned properly. We recommend that you follow Balder’s cleaning tips.
  • Make sure that all equipment that belongs to the apartment, e.g. doors, hat racks, curtain fittings, cupboards, ceiling outlets and smoke alarms, are present in the apartment.
  • Leave behind user instructions/maintenance instructions for equipment that is present in the apartment (fridge, cooker, etc.).
  • Make sure that you have removed all nails, screws and plugs, and have refilled any holes in walls and ceilings that you have drilled, nailed or screwed (in connection with lamps, pictures, shelves, etc.) to a professional standard.

Take part in the final inspection

During the final inspection, a representative from Balder goes through the apartment together with you to assess the condition of the apartment when you move out, compared with its condition when you moved in. It is very important that you are personally present for this inspection.

If, for some reason, you are unable to be present, you can in exceptional circumstances use a power of attorney to give another person permission to represent you at this inspection. This does, however, require special reasons, of which you need to notify us at Balder in advance.

If, during the inspection, we consider that the apartment still has damage or abnormal wear, you will be billed the cost of restoration. The same applies if we consider that the apartment has not been sufficiently well cleaned.

The condition of the apartment during the inspection is documented in a moving-out record.

ON THE DAY YOU MOVE OUT

Return all keys and tags to Balder

When you move out, all keys must be returned to us at Balder. This also applies to any duplicates you have had made, as well as keys for the store, laundry room, engine heater, etc.

The keys must be in our possession no later than 12:00 on the first working day after the rental contract has expired.

It is not permitted to hand over keys or tags directly to the tenant who will be moving into the apartment after you.

If you don’t return all the keys, you may be liable to pay whatever it costs to change the locks.
