A

Activities and events

Det är viktigt för oss att du trivs i ditt område. Därför ordnar vi med jämna mellanrum olika aktiviteter för dig som är hyresgäst. Det kan exempelvis vara trygghetsvandringar, informationsmöten eller aktiviteter för barn och unga. Håll utkik efter information i trapphuset eller i brevlådan.

It’s important to us that you are happy in your area. This is why we organise various activities for tenants at regular intervals. These might be, for example, safety patrols, information meetings or activities for children and young people. Keep an eye out for information in the stairwell or in your letterbox.

Apartment swap and transfer

In both cases of changing apartments and transferring, it is important to first apply for permission from us. Only after we have approved the new tenant can you transfer or change your apartment.

Balcony, terrace and patio

  • Make sure you do not leave the door open in strong winds. This can damage both the door and the locking device.
  • When cleaning or watering plants on your balcony, use as little water as possible to avoid disturbing the neighbours below.
  • If you have a glazed balcony, keep the panes closed during the winter in order to prevent rain and snow from coming in.
  • It is not permitted to barbecue on a balcony or patio. For reasons of fire safety, and out of consideration for your neighbours, it is only permitted to barbecue in the communal barbecue area in the courtyard, if there is one.

Barbeque

For fire safety reasons and in consideration of your neighbours, barbecues are only allowed in the common barbecue area in the courtyard. It is not allowed to grill on the balcony or patio.

Blinds

The blinds are not included in the rent.

If you want to buy and install new blinds, you can do so without Balder's permission. Remember not to screw the blinds to the window frame itself. This destroys the function of the window itself and causes damage for which you may be liable for compensation when you move out.

Bikes

Your bike should be parked in the bike room or in a bike stand outdoors. Ask your caretaker if you need help to find the right solution in your particular residential area.

We undertake bike clearance rounds at regular intervals to get rid of any abandoned bikes. We do of course inform you of this in advance.

If your bike is stolen, unfortunately we at Balder are unable to help, so you must report the theft to the police and your insurance company.

Birds

Feeding birds on the balcony or any other location in the residential area is not allowed. It can attract rats, mice, and other pests.

If you experience issues with disturbing seagulls, you can make a report. We recommend submitting a digital report through our customer portal, Mitt Balder. The case will be sent directly to Anticimex. Alternatively, you can contact customer service via email or phone.

Broadband and television

Most of our properties are tied to one single provider of high-speed broadband/TV. This can be Telia or Bahnhof.

If you have problems with the Internet/TV, you should primarily contact your provider's customer service. Unfortunately, Balder's customer service can not answer questions concerning problems with the Internet/TV. Often there is also current operational information on your provider's website where you can see if something is wrong in your area right now.

Bulbs

As a tenant, you are responsible for changing light bulbs in the apartment. This applies both to bulbs in the ceiling and bulbs in the oven, cooker hood and fridge/freezer.

If you cannot change the light bulbs in the stove, cooker hood or refrigerator yourself, you can make a maintenance request and our property caretaker will help you. However, you need to buy the bulb yourself.

Helpful hint. Always use LED lights. An LED lamp uses 4-5 times less energy than an incandescent lamp and lasts up to 15,000 hours.

Carpets

It is not allowed to shake carpets from windows or balconies. This is in consideration of your neighbors.

Cleaning and Maintenance

Take care of your apartment by cleaning and keeping it tidy. Be sure to use mild cleaning products when cleaning all areas of your apartment. Strong cleaning products, such as chlorine, can damage the surfaces.

If something breaks in your apartment, make a maintenance request, and we will assist you.

Damage

If you cause damage or happen to break something in the property that belongs to your home or the communal areas, you will be billed for the cost of the repair. The person whose name is on the rental contract is also responsible for any damage caused by a family member, guest, lodger or sub-tenant. 

If an accident occurs, it is very important that you have a valid home insurance policy and that you submit a maintenance request immediately.

Direct debit (autogiro)

If you have autogiro, your rent is paid automatically every month, and you can rest assured that your payment is both correct and on time. You just need to make sure that there is enough money in the specified account on the due date.

Dishwasher

Always be at home when the dishwasher or washing machine is running. Leaving a machine switched on in an empty home can be interpreted as negligence, which is in many cases not covered by a home insurance policy if an accident were to happen.

If you rent an apartment from Balder, you may not install a dishwasher in your kitchen on your own – always contact your local management office to check what is possible in your apartment.

E

Electricity agreements

To ensure that you have electricity in the apartment on the day you move in, you need to sign two different agreements in advance:

  1. An electricity grid agreement. This is a fixed subscription in which you pay the licensing cost for the use of electricity in your home.
  2. An electricity trading agreement. You can take out a subscription, usually a variable agreement, with an electricity supplier of your choice.

You will have to compare prices and sign your agreement yourself. To sign your electricity agreements, you will need your agreement number (e.g. 12345-1234-12) and the Swedish Tax Agency’s apartment number (e.g. 1101). You can find both of these in your rental contract. Contact Customer Service if you are unsure.

 

Individual Metering and Debiting

If you are living in a newly constructed building, or a building that has undergone extensive renovation, there may be metering equipment for IMD (Individual Metering and Debiting). IMD makes it possible to measure the consumption of electricity and hot and cold water in each individual apartment. This means that you, as tenant, only pay for what you consume. In other words, you can influence your own costs, which is fair for all and good for the environment.

Consumption is billed on the rent notice with a five-month delay (the cost for January, for example, is billed on the rent notice for June). If there is IMD in your apartment, there will be an agreement negotiated with an electricity supplier, which means that you as tenant do not need to arrange your own electricity agreement. If you are unsure, look at your rental agreement or contact Customer Service.

Entrance door

The stairwell is a space that you share with your neighbours. Only you and your visitors are allowed in there. Remember to only let people who you know belong to the property in through the front door and don't forget to close it firmly behind you.

Be aware of the volume – the stairwell often has hard surfaces, which cause echoes and noise to be perceived as being louder.

 

How to open the door when someone calls on the intercom

If your entrance has an entry phone, guests can search for your name and ring the bell. Your cell phone will then ring. To open the door, press the "5" button on your phone.

If you change your phone number during your rental period, contact Customer Service and we will update the system.

Please note that no codes are stored in the door's access system. The entrance door must be opened through the door phone or with one of three tags that you have received from us when you move in.

 

No belongings may be stored in the stairwell

Unobstructed passages in the entrance and stairwell can be crucial if there is a fire. You must therefore not store any belongings in the stairwell or other communal areas. All objects create an increased risk of fire, obstruct evacuation routes and restrict accessibility for the emergency services in the event of danger. Prams and bikes must be stored in a storage room, the apartment or other designated space. The doormat must be placed inside the door to the apartment, not in the stairwell.

Feedback and improvement

It is very important that you as a tenant are satisfied with your apartment and enjoy staying with us as a landlord. We constantly strive to improve our work and strengthen our customer relationships. Measuring customer satisfaction is therefore of great value to us. Our goal is to have the most satisfied customers in the business fild.

To find out what you and our other tenants think and feel, you may therefore receive a survey, usually by email. If you know that we are missing your contact details, go to Mitt Balder and update them.

You can also always submit comments and suggestions for improvement by contacting Customer Service.

Fire safety

By being careful and using common sense, you can prevent many injuries in your home and increase the safety of both you and your neighbors in your house.

Garage and parking spaces

You can rent a parking space or garage from Balder subject to availability. If there is no parking space or garage available to rent at the moment, please submit your request to be placed in a queue by creating a contact case in Mitt Balder. You can alsocontact Customer Service

The cost of the parking space or garage can vary, depending on whether it is a lockable garage, a parking space with a roof or whether the parking space has an electric heating socket or charging station.

Visitor parking

Any visitor parking in the residential area is for visitors only. If you are a resident of the area and park in a visitor's parking lot, you can be fined. The same applies if you park in the yard, on an emergency road or in another place in the yard where parking is not allowed.

 

Giving notice

To help you through the process of giving notice and moving out, we have prepared an overview of important information to consider for those renting an apartment, garage, parking space, storage or premises.

Please note that the notice period is three full calendar months for apartments, so be sure to give notice in good time to avoid paying double rent.

Heating

With a sudden change to colder weather, the heating system may need a few days to adjust to colder weather. If you cover the thermostat with curtains or furniture in front of the elements, the thermostat will not work properly. So think about this when decorating your home.

If you feel cold in your apartment, do the following

  • Wait a few days for the heating system to adjust to the change in weather.
  • Make sure that furniture, curtains or radiator covers do not cover the radiators as this prevents the air from circulating and spreading the heat in the room. It is also important not to cover the thermostat that senses the temperature in the room.
  • Make sure the vents in your apartment are open and clean. If a vent is clogged or covered, the ventilation may stop working and the heat will not spread in the apartment. Closed vents can also lead to cold drafts from doorways, letterboxes, etc. The vents in your apartment can be located at the radiator, at the window or on the wall.
  • Measure the temperature by placing a thermometer, preferably digital, in the middle of the room 1 meter above the floor. If the thermometer reads below 20°C for several days in a row, please make a maintenance request.

Home decoration and hangings

You can decorate your apartment in any way you want as long as you don't ruin the surface of the apartment. Therefore, before you hang anything on the wall, you need to check what type of wall it is and what type of hanging device is best suited to that particular wall – combined with the size and weight of the item you are going to attach to the wall. There is a big difference between hanging a painting or TV on a drywall, for example. Ask your property caretaker if you are unsure.

When you move out of the apartment, you may be liable to repay any damage to the surfaces.

Please note:

  • You must not drill into the bathroom wall, either inside the bathroom or outside in other rooms. Use hooks with suction plugs or adhesive (removable).
  • Do not drill or make holes in the walls of the balcony.
  • Put furniture feet on all furniture. This reduces the risk of scratches and marks on the floor.
  • Use adhesive hooks (with removable adhesive) for easier hanging on the walls.
  • Avoid nailing/screwing/drilling in a straight vertical line above/below sockets, antenna sockets and telephone sockets, as there is a high risk of hitting a cable in the wall.

Home insurance

As a tenant, you may be liable for damages you have caused in the property, both in your apartment, in public areas or with your neighbors. It is therefore mandatory that you have home insurance throughout your rental period with us at Balder. You arrange the insurance with an insurance company of your choice, and it should come into effect from the day you move in.

Home insurance protects you financially if you need to compensate for damage to your home or your neighbor's home. Home insurance can also provide compensation if something happens to the house you live in (such as fire or flooding), or if your storage unit is broken into.

When you move in it is important to make sure that your home insurance is up to date for your new home. Double-check which claims are covered, the maximum amount, deductibles and limitations of the policy. Your insurance company will help you make sure everything is correct.

Helpful hint! If your apartment has a security door, you can get a lower premium. Ask your property caretaker if you are unsure.

Examples where home insurance helps you

  • If your washing machine leaks and leads to moisture damage in your apartment and your downstairs neighbour and you are liable for the damage.
  • If your child shoots a ball and breaks a window and you are liable for the damage.
  • If a major incident occurs in the house you live in (such as a fire or flooding at your neighbor's house). Your home insurance can help you get a replacement home and compensation for the damage to your apartment.
  • If your storage room is broken into and you lose things.

House Rules

In an apartment block, you always have neighbours all around you. People are different and lead different lives. It’s important that you respect your neighbours and are aware that all of you together contribute to a good community.

Always show extra consideration between 22:00 and 08:00, every day of the week.

  • Don’t use the dishwasher, washing machine or tumble drier late in the evening or at night.
  • Don’t have the volume too high when playing music, listening to the radio or watching TV. Bear in mind: the later in the evening, the lower the volume.
  • Inform your neighbours in good time if you’re going to have a party. It’s a good rule to lower the volume, the later it gets in the evening.
  • Don’t shake mats or bedclothes from your balcony.
  • Bear in mind that if you smoke on the balcony, smoke can make its way into your neighbour’s home.
  • Make sure that your pet does not disturb the local area.
  • Don’t feed birds on your balcony or at other places within the residential area – it causes a mess and attracts mice, rats and other pests.
  • Clean up after yourself in the laundry room. If a machine or drying cabinet is not working, submit a maintenance request. Leave the laundry room in the state that you yourself would wish to find it when you go to do your laundry.
  • Keep the entrance doors closed and don’t let any unauthorised persons into the building.
  • Sound travels easily in the stairwell. Bear in mind that running, playing and slamming entrance doors can easily disturb others.

Inspections

After you have gived notice to end your rental contract, you need to attend two inspections: a pre-inspection and a final inspection. Read more about what this means in our Moving-out guide.

Keys, tags and locks

Extra key/tag

If you need to order an extra key or tag, submit a maintenance request via Mitt Balder customer portal. You can also contact Customer Service with your order. It is important that when placing the order you quote the designation on the key for which you need a duplicate. The designation is a combination of numbers and/or letters.

You will have to pay for the cost of any extra key. We charge according to the so-called SABO List from Public Housing Sweden (industry and interest organisation for municipal and private housing companies), and an extra administration fee may be added.

Lost/stolen key/tag

If your keys/tags have been lost or stolen, contact your local management office so that we can block the tag and produce a new key for you. You will be billed for the lost key/tag.

If you have locked yourself out and call the on-call service, you will be billed for the unlocking service there and then. Please note that the on-call service can only unlock the door for the person whose name is on the rental contract, and you must be able to prove your ID when they arrive.

Handling of keys when you move out

When you move out, all keys/tags must be returned to us at Balder. This also applies to any duplicates you have had made, as well as keys for the storage room, laundry room, engine heater, etc. If all keys/tags are not returned, you will have to pay for the locks to be replaced and for new keys/tags.

Helpful hint! Never write your home address on the keyring or the number of the storage room on your storage keys.

Laundry room

The laundry room is a shared space, and all tenants are responsible for keeping it clean and pleasant. Together, we make it a nice place.

  • Show consideration and respect booked times. If you are unable to attend, remember to cancel the reservation.
  • Drying rooms and/or dryers may be used 1 hour after the end of the laundry time.
  • Pets are not allowed in the laundry room.
  • Smoking is prohibited in the laundry room and all other common areas.
  • Leave the laundry room in good condition for the next neighbor.

M

Maintenance request

In your rental contract, our service includes reporting faults and repairs, so if something in your home or premises is not working properly, you can report a maintenance request, and we will assist you. Cases are handled by our property caretakers Monday-Friday, and we will contact you as soon as possible. All cases are dealt with in order, except for urgent help, which are always prioritized.

Mitt Balder

Mitt Balder is our customer portal for our tenants. In Mitt Balder, you can register and follow your maintenance requests, get an overview of your rental agreements and find payment information for your rent notices.

Residential tenants automatically get access to Mitt Balder after the rental agreement is signed.

If you rent commercial premises, you need to contact your property manager or our Customer Service to register and get login details to Mitt Balder.

N

Name sign

We make sure that your name is on the name board in the stairwell and on the door. If for some reason this has not been done on your moving-in date when you have received the keys, please cointact Customer Service.

O

Operational disruption

If something is not working as it should in your home or premises, you can submit a maintenance request.

P

Paint and wallpaper

You may need to restore the apartment or be liable for negligence, inappropriate materials, or extreme coloring when you move out.

Parkering space and garage

You can rent a parking space or garage from Balder subject to availability. If there is no parking space or garage available to rent at the moment, please submit your request to be placed in a queue by creating a contact case in Mitt Balder. You can alsocontact Customer Service

Parking ticket

You may have received a parking ticket if your car has not yet been registered with your local parking company or if you are parked incorrectly.

If you have received a parking ticket at the location that you rent with the car that is registered, we recommend that you contact us via our customer portal Mitt Balder and upload a photo of the ticket. We can also contact Customer Service.

Personal data och GDPR

In order to provide you with the best possible service, we save your contact details and maintenance requests. If you need to update your contact information, such as phone number or e-mail address, please do so in Mitt Balder or by contacting Customer Service

Pests and vermin

If you discover pests, small animals, or any other vermin in your apartment, storage, or any common areas (such as the laundry room, attic, basement, or garbage room), you are obligated to immediately submit a maintenance request to us at Balder.

We recommend making a digital report through our customer portal, Mitt Balder. The case will be sent directly to Anticimex. You can also contact customer service via email or phone.

If you find that pests have caused damage to any of your belongings, such as a sweater, please contact your insurance company.

Pets

Dogs should be kept on a leash within the residential area. Don't forget to clean up after your dog.

Pram storage

Most of our properties have a special store for prams and pushchairs. If your property does not have one, ask your property caretaker about the best place to leave your pram. If there is no special place for prams, they must be stored in the apartment.

Prams may not be left inside the main entrance, in the stairwell or in the basement passage. Items left in communal areas can fill the stairwell with smoke if they catch fire, and they can also form an obstacle in the event of an evacuation.

Premisis

Our properties are located in all of Sweden's metropolitan regions and in many locations around Sweden. We help you find the right premises for your business – we offer premises for offices, shops, warehouses, restaurants, industry and more.

We advertise our vacant premises via www.en.balder.se/available-premises. There you can submit an expression of interest and find contact information for the responsible property manager for further questions.

In some of our residential areas it is possible to rent an extra storage room. Contact Customer Service if you want to know more.

Radiators

Rent

The rent is always paid in advance. For example, the monthly rent for April must be paid by the last business day in March. The first rental payment must be made before you move into the apartment.

There are several ways to pay the rent. The most convenient is e-invoice or direct debit (autogiro). You can also receive your rent notice as a PDF file sent to your email address

If the rent is paid late, a debt collection notice will be sent after a few days. Please be aware that unpaid rent may result in termination of your lease.

Repainting and wallpapering

We repaint and wallpaper the apartments at reasonable intervals, but this does not prevent you from painting or wallpapering your own walls at your own expense. Always check with us before carrying out any work by contacting Customer Service or your local management office

Keep in mind that all renovation work must be carried out professionally. You may be liable for carelessness, unsuitable materials or extreme coloring when you move out.

Safety and security

By being careful and using common sense, you can prevent many injuries in your home and increase the safety of both yourself and your neighbours in the house where you live.

Satellite dish

In our houses, we have prepared for cable TV. Read more on our broadband and television page.

If you wish to install a satellite dish, please contact customer service.

Smoke alarm

A smoke alarm offers important protection in every home. If you’re asleep when a fire breaks out, the smoke alarm gives you 2–3 minutes of extra time to make your way out of the burning home.

We at Balder are responsible for ensuring that there are smoke alarms in your apartment when you move in, but it is your responsibility as tenant to replace the batteries and make sure that they are working. If you do not have a smoke alarm, please feel free to contact Customer Service.

Test the smoke alarms regularly and replace batteries if required. Make this a routine when you’re doing the cleaning.

Some apartments have a smoke alarm with integrated batteries that you cannot replace yourself. If you have one of these smoke alarms, please submit a maintenance request and your caretaker will help you to replace the battery.

Smoking

Smoking is not permitted in the property’s communal areas or near the entrance, neighbors' windows or balconies. Many people suffer from the smell of smoke and some may suffer from allergic reactions. Therefore, remember to show as much consideration as possible if you smoke.

As a tenant, you have an obligation to take good care of your home. If there is abnormal wear and tear caused by smoking in the apartment or on the balcony, for example, you may have to pay compensation for the damage when you move out.

Storage room

When you move in, the property manager will inform you where your storage room is located. Usually it is in the attic or in the basement, but in some of our apartments the storage room is inside the apartment.

In some of our residential areas it is possible to rent an extra storage room. Contact Customer Service if you want to know more. 

Please note:

  • Do not store any valuables in your storage room. If there is a break-in, your home insurance will cover your loss.
  • For fire safety reasons, it is forbidden to store flammable liquids, gases or explosives in the storage unit.
  • It is forbidden to store mopeds, electric bikes, electric kicks, electric scooters or similar in the storage room.
  • You may store a maximum of four car tires in the storage room.

Subletting

According to the tenancy law, you have the right to sublet your apartment for an agreed-upon period if the landlord has given consent. At Balder, we grant permission for it if you have significant reasons for subletting.

All objects create an increased risk of fire, obstruct evacuation routes and restrict accessibility for the emergency services in the event of danger. Prams and bikes must be stored in a storage room, the apartment or other designated space. The doormat must be placed inside the door to the apartment, not in the stairwell.

Television and Internet

Most of our properties are tied to one single provider of high-speed broadband/TV. This can be Telia or Bahnhof.

If you have problems with the Internet/TV, you should primarily contact your provider's customer service. Unfortunately, Balder's customer service can not answer questions concerning problems with the Internet/TV. Often there is also current operational information on your provider's website where you can see if something is wrong in your area right now.

Temperature

With a sudden change to colder weather, the heating system may need a few days to adjust to colder weather. If you cover the thermostat with curtains or furniture in front of the elements, the thermostat will not work properly. So think about this when decorating your home.

If you feel cold in your apartment, do the following

  • Wait a few days for the heating system to adjust to the change in weather.
  • Make sure that furniture, curtains or radiator covers do not cover the radiators as this prevents the air from circulating and spreading the heat in the room. It is also important not to cover the thermostat that senses the temperature in the room.
  • Make sure the vents in your apartment are open and clean. If a vent is clogged or covered, the ventilation may stop working and the heat will not spread in the apartment. Closed vents can also lead to cold drafts from doorways, letterboxes, etc. The vents in your apartment can be located at the radiator, at the window or on the wall.
  • Measure the temperature by placing a thermometer, preferably digital, in the middle of the room 1 meter above the floor. If the thermometer reads below 20°C for several days in a row, please make a maintenance request.

Urgent help

If a serious, urgent problem has arisen in your apartment, premises or property that cannot wait until the next working day, you should call our Customer Service immediately on 0774-49 49 49. If it is in the evening, at the weekend or on a public holiday, you will be connected to our on-call property service, which is available around the clock, every single day.

If there is a risk of fire or injury, always call the emergency number 112.

 

Examples of urgent cases:

  • Blockage in the toilet or drain with a risk of flooding
  • Lift failure
  • Water leak or flooding
  • No electricity in apartment
  • Broken pane of glass with risk of injury to person or property
  • Serious disruption from neighbouring apartment
  • Fridge or freezer has stopped working
  • Lost key (if you have locked yourself out and call the on-call service, you will be billed for the unlocking service there and then. The on-call service can only unlock the door for the person whose name is on the rental contract, and you must be able to prove your ID when they arrive.)

 

Examples of cases that are not urgent:

  • Faulty light bulb or lighting that is not working for some other reason
  • Dripping tap
  • Poor TV picture (Contact your television service provider for help with your connection.)
  • Minor damage to wall or floor
  • Slightly lower temperature in the apartment for a short time. Learn more about temperature and heating in your apartment.
  • Snow on your parking space. 
  • Internet not working (Contact your internet service provider for help with your connection.)
  • Plughole with water draining slowly. Read more about water and drains for instructions on how to clean floor drains and water traps.
  • A door or hatch that creaks or does not close properly
  • Broken drawers/cupboards in kitchen, bathroom or wardrobe

 

Please note that the cost of unnecessary emergency calls will be charged to you as a tenant.

Washing machine

Always be at home when the washing machine or dishwasher is running. Leaving a machine switched on in an empty home can be interpreted as negligence, which is in many cases not covered by a home insurance policy if an accident were to happen.

If you rent an apartment from Balder, you may not install a washing machine in your apartment on your own – always contact your local management office to check what is possible in your apartment.

Windows

To wash the windows, you need a window squeegee, a microfiber cloth, and some dish soap.
