FAQ

Here we have collected our most common questions for you who rent business premises from Balder. If you have another question or want personal service, you are welcome to contact Customer Service.

Change of company form

If your business changes from being run as a sole proprietorship, you need to make a transfer to the new limited company. Contact Customer Service or your property manager for more information.

Conversions and alterations

Maintenance measures in your premises are paid for by you as a tenant.

If you want to make changes to your premises, you need an approval from us as a landlord before the change can begin. Contact Customer Service or your property manager for more information.

If there are requests for adaptations to the premises before moving in, we will agree on how the cost will be distributed.

Deregistration of VAT

If you deregister your business from VAT, you need to inform us at Balder about it. Contact Customer Service or your property manager.

If you deregister your business from VAT without notifying us, it can have major consequences for you in terms of deductibility, etc.

Flag

If you want to put up a flag, you need to get approval from us first. Contact Customer Service or your property manager.

Several of our properties have a flagpole on the surrounding land. If you want to rent a flagpole for your company flag, you are welcome to contact customer service or your property manager.

Parkering space och garage

If you need to rent one or more parking spaces, please contact Customer Service or your property manager for more information on parking facilities in your area.

Rent and rent notification

Payment of the rent is made in advance for each new quarter, no later than the last weekday before the start of the quarter. Notification is made quarterly and we offer electronic invoices and the possibility to receive the rent notice as a pdf to your e-mail address.

ELECTRONIC INVOICES

We can send electronic invoices, both Peppol and B2B invoices. If you are connected to Peppol/B2B, invoices are already sent digitally to you. If you are not connected but want electronic invoices, please contact the certified operator.

  1. Go to our digital form to register your contact details for sending the rental invoice by e-mail.
  2. Fill in the form.
  3. Done! You will now receive your rental notice to your email address and you can then pay it in any way you wish.

Contact Customer Service or your property manager if you have any questions about your rent payments or if you have lost your rent slip and need a new copy.

Rental agreement

Your rental agreement includes information such as the duration of the contract, the size of the premises and what is included in the rental cost. The rental contract is a legally binding document between you as the tenant and us as the landlord. This means that both parties are obliged to follow these conditions throughout the contract period.

When signing the contract, we go through the contract together to discuss the division of responsibilities and other possible issues.

Signs

In order to put up your sign on the property's façade, a special agreement with Balder is required. Contact Customer Service or your property manager for more information about the rules for your particular property.

Storage space

If you need to rent one or more additional storage units, please contact Customer Service or your property manager for more information on the possibilities in your area.

Transfer of premises

To transfer premises or change your business, you need approval from us as a landlord. Contact Customer Service or your property manager for more information. 

If you have rented the premises for less than three years, special reasons are required for the transfer to be approved.

MOVING IN

Change of address

Don't forget to change your address to your new premises in good time before you move in.

Electricity agreements

If the premises you rent have an electricity subscription, you need to sign an electricity contract. You choose your own supplier and contract form. For the fixed network, you need to contact the local energy/network company and sign a contract.

Insurance

In the event of a burglary, fire or accident, it is important to have an insurance policy for the premises. As a customer, you may be liable for damages to the property. Check with the insurance company that your insurance is valid and that the amount of insurance fits your needs. Remember to check that the insurance is also valid from the date of entry, i.e. when the contract starts to apply.

Mitt Balder

As a tenant, you have access to Mitt Balder, where you can register your maintenance requests. If you need help with something in your premises or wish to report a possible fault, you can do so on Mitt Balder at any time of the day.

On My Balder you can also see the status of your cases and see the case history going back one year.

Inform your property manager about which persons should have access to Mitt Balder.

Rent

Safety and security

Review the security of your new premises. What type of lock and alarm system is required. How can you best protect your business and assets? Which solutions are suitable for your premises? We always recommend that you consult your insurance company about what applies to your business.

Signage and prints

Think about how you plan to market your business on site. If you want to use the building's facade or other area for signage and communication, this will be agreed with the property owner.

One tip is to order new business cards, letterhead and signs before the move to ensure the best and smoothest possible start-up.

Telephone/IT/computer systems

Remember to review your computer system and network during the move - perhaps your current system can be moved to your new location? If so, how long will it take before the move is completed and the connection is available? Will you have a wireless or fixed network?

Think about which telephone subscription you will have and the number of lines. Internet connection is different in different buildings. Contact your property manager if you have questions about the connection in your premises.

Pre-inspection

A pre-inspection of the premises is carried out at an early stage so that you as tenants have time to repair any damage that may have occurred during the rental period. We want a good end to our tenancy, so it is important that you as tenants are present during the pre-inspection.

Cancellation of subscriptions

Before moving out, it is important to contact your suppliers in the following areas:

Insurance. Contact your insurance company and cancel or transfer your insurance to your new address. Don't forget that moving your insurance can take a while, so contact them well before you move out. 

Change of address. Make a change of address to your new address in good time before you move out. Bear in mind that it takes time for the change of address to be registered and take effect. 

Electricity contract. If you have your own electricity subscription, it is important that you cancel the contract so that the electricity company has the opportunity to read your electricity consumption before the next tenant takes over the premises. The electricity company will then send you a final bill.

Telephone/IT/data. Do not forget to review data, telephony and network before moving out. Should your current contract be transferred or terminated? Keep in mind that terminating or moving subscriptions can take a while. Review these in good time before the move. 

Signage and other printed materials. If you have company signs or flags on the property's facade, in flagpoles or similar, it is important to remove these in connection with the move. In this way, you do not risk misleading customers passing by the property.

Moving out cleaning

Moving out cleaning means that the premises are cleaned very carefully. If the premises have been cleaned inadequately or not at all before you move, you risk being liable for compensation.

Final inspection

In good time before you move, you need to make an appointment for a final inspection. You can do this by contacting Customer Service or your property manager. During the inspection, we go through and assess the condition of the premises before you move out. A comparison is made with the condition noted when you moved in. If the premises have been mismanaged or changed without permission from us as a landlord, you may be liable for compensation.
